Decide what the project needs to solve
Tell the roofer whether you are dealing with recurring leaks, visible wear, a planned remodel, or a change in appearance. Ask why replacement is recommended and whether a repair is a reasonable alternative. A useful assessment explains the condition of the roof and the limits of each option, rather than relying on its age alone.
Compare the complete roof system
Ask for the covering, underlayment, flashings, edge details, and ventilation work to be identified in the proposal. Flashing is the material that directs water away from vulnerable joints and openings. A color or shingle brand is only part of the specification; the written scope should explain what happens around skylights, walls, chimneys, and vents.
Agree on how hidden conditions are handled
Removal can reveal conditions that were not visible during the first visit. Ask what deck repairs are included, how additional work would be priced, and how you would approve a change. Keep an allowance separate from a fixed inclusion so you can see which parts of the total are confirmed and which remain uncertain.
Use measurements to ask better questions
The planner separates the roof footprint, estimated sloped surface, and extra material allowance. Share those assumptions with the roofer rather than treating a single square-foot figure as a material order. Include detached garages and additions only if they belong in the project, and have the contractor verify every roof section before quoting the final work.
Plan the days around the work
Discuss deliveries, parking, landscape protection, debris removal, and access to occupied rooms or buildings. If solar panels or other equipment need attention, identify who coordinates that work. The independent contractor provides the final price, signs the construction agreement with you, performs the roofing work, and explains the warranty and cleanup arrangements.
Questions to ask your roofer
Can I keep the same look with a new roof?
Often that is a useful starting point. Ask which current products match the profile and color you like, then review physical samples and a complete specification. A visual preview does not confirm an exact match.
Why do two replacement quotes show different roof areas?
They may include different buildings, different measurements, or a material allowance in one figure but not the other. Ask each roofer to separate the measured roof surface from ordering allowances and explain the scope.
