Explain why you need the assessment
Describe the concern and any deadline. An estimate visit, a maintenance review, and a written report for a property transaction may have different scopes and costs. If a lender, insurer, buyer, or other party needs a particular document, share its requirements before booking and confirm whether the contractor can provide it.
Agree on the areas and methods included
Ask which buildings and roof sections will be reviewed, whether accessible interior or attic areas are part of the visit, and how inaccessible areas will be handled. The method should suit the property and conditions. A ground observation, an aerial image, and an on-roof assessment do not reveal exactly the same information.
Prepare observations without climbing onto the roof
Share safely taken photos, dates of leaks, previous repair invoices, and any known material or installation history. Explain access arrangements and mention solar or rooftop equipment. You can point out a symptom without diagnosing it; let the roofer determine the next steps for investigating the roof itself.
Ask for findings you can act on
Request photos or a written explanation identifying the location and nature of each concern. Ask which items need prompt attention, which need further investigation, and which can be planned for later. A useful record distinguishes observed conditions from assumptions and identifies areas that could not be assessed.
Keep a report separate from a repair agreement
An assessment does not itself authorize roofing work. Review any repair or replacement proposal separately, including its scope, price, and warranty terms. Your Roof LA makes the introduction; the independent contractor provides the inspection or assessment service you agree to and contracts directly with you for any later work.
Questions to ask your roofer
Is a roof inspection always free?
Submitting an inquiry through Your Roof LA is free. A formal inspection, written report, or other service may carry a charge. Confirm the deliverable and fee with the contractor before agreeing to the visit.
Can the roof planner certify the condition of my roof?
No. It estimates area from your drawing or dimensions and selected pitch. It cannot inspect concealed materials, certify a roof, or establish remaining service life.
