Ask whether the roof is a candidate
Have the contractor explain the assessment behind the recommendation. Ask about existing leaks, wet or damaged materials, adhesion, and drainage. A coating cannot be assumed to rescue any roof simply because the surface can be covered. Request an explanation of the repairs or further checks needed before a system is selected.
Name the system and its preparation
Ask for the manufacturer, product, compatible substrate, required preparation, and treatment of seams and penetrations in the written scope. Acrylic, silicone, and other coating systems have different requirements. A general description such as seal the roof is not enough to compare two proposals or understand the work being offered.
Keep repair and coating work visible
The proposal should explain how identified problems will be addressed, not just describe the finished surface. Ask what happens to unsuitable material and whether drainage improvements are included. Clarify which conditions remain outside the scope and how newly discovered work will be documented and approved before it changes the price.
Discuss reflectivity without assuming savings
If cooling performance is a priority, ask for the exact product’s published ratings and how it fits the building. Color alone does not establish all performance characteristics. The website cannot predict a reduction in your energy bill; insulation, equipment, use of the building, and other conditions also affect that outcome.
Plan for care after the work
Ask about inspection, cleaning, rooftop traffic, future equipment work, and the proposed warranty. Clarify which maintenance responsibilities belong to the owner and whom to contact if an issue develops. The independent contractor confirms the system, final price, work agreement, and installation; availability is reviewed for each coating inquiry.
Questions to ask your roofer
Is coating the same as replacing the roof?
No. Coating and replacement proposals can involve different work and depend on different existing conditions. Ask the contractor to explain what each option addresses and why the existing roof is or is not suitable for a coating.
Can I apply any coating to an existing shingle or tile roof?
Do not assume compatibility. Ask the roofer to check the proposed coating, existing roofing product, manufacturer instructions, and warranty implications before any work is agreed.
