Flat and low-slope roofing in Los Angeles

On a flat or low-slope roof, the path water takes deserves as much attention as the surface material. Start with the building, any leak history, and the equipment on top. Your Roof LA accepts these inquiries for review by an independent, licensed roofer, who confirms project fit before recommending work.

Identify every low-slope roof section

A garage, addition, patio cover, or commercial building may use a different system from the main pitched roof. Include these areas separately in your inquiry. Describe any standing water you have noticed, blocked drains, or recurring interior stains, and share photos you can take safely without accessing the roof.

Compare the proposed system and preparation

Ask whether the quote is for a membrane system, modified bitumen, a coating, or another specified assembly, and why that choice fits the existing roof. Request the product names and the preparation included. Repairs, replacement, and coating proposals may address different work, so the totals are only useful when you understand their scope.

Resolve drainage and existing damage first

Ask how the assessment will address drains, outlets, roof edges, and any areas that hold water. If a coating is suggested, ask whether the roof is a suitable candidate and what repairs are necessary beforehand. The suitability of the existing surface matters; a coating proposal should not leave unresolved leaks or wet material hidden behind a new finish.

Pay attention to rooftop equipment

Air-conditioning equipment, skylights, pipes, solar installations, and other penetrations can affect access and roof details. Tell the contractor what is present and who maintains it. Ask how transitions will be handled and whether separate trades need to coordinate any removal, reconnection, or protection during the work.

Request a scope you can evaluate

Look for the work area, preparation, repairs, drainage details, disposal, and proposed warranty in the quote. Ask what inspection and maintenance the system will require after completion. The independent contractor is responsible for confirming suitability, final measurements, pricing, the contract, and performance of the roofing work.

Questions to ask your roofer

Does standing water prove a roof must be replaced?

It is a condition worth assessing, but the correct response depends on the roof system and drainage layout. Ask the contractor to explain the cause and proposed remedy.

Can the online planner inspect a low-slope membrane?

No. Imagery may show the building outline, but it cannot reliably establish seam condition, trapped moisture, or the state of underlying materials. An outline is preliminary planning information.
